We walk the house together and decide what is genuinely worth doing. You receive a scoped plan with costs before anything begins.
Our trades carry out the work on a set schedule. One point of contact throughout, with updates as it moves. No chasing subs.
Staging, photography, pricing, and the sale. The person who built it is the person who sells it.

We don't renovate everything.
Most homes need only a handful of changes to move the needle on price. We find those, do them well, and leave the rest alone — because every dollar spent has to return at closing.

What we actually did.
The house had original windows, wiring that was overdue, and a bathroom nobody had touched in decades. Good bones, good street — it just hadn't been looked after.
We scoped what was worth doing and left the rest alone. Windows, electrical, the bathroom, finishes throughout. No basement, no kitchen gut, no addition.
Now, the honest part. That $113,000 isn't all renovation. Some of it is the work, and some of it is how the street was priced going in — and anyone who tells you otherwise is selling something.
Which is exactly the conversation we'd have about your house. On the walkthrough I'll tell you what the work is likely to return, what it isn't, and whether it's worth doing at all. Sometimes the answer is to list it as-is, and I'll say so.
